ALTA/ACSM Land Title
Surveys
The scope of work for the ALTA/ACSM Land
Title Survey, or boundary survey / land survey, will
meet the requirements as outlined under the 2005 Minimum
Standard Detail Requirements for ALTA/ACSM Land Title
Surveys, as adopted by the American Land Title Association
and National Society of Professional Surveyors. The
ALTA ACSM Survey standards can be downloaded here.
Members of the American Land Title Association
(ALTA) may require land surveying of pieces of land
relative to title insurance matters, which require particular
information for acceptance by title insurance companies
when said companies are asked to insure title to land
without exception as to the matters which may be discovered
from survey and inspection, and not be evidenced by
public records.
For a survey of real property and the
plat or map of the survey to be acceptable to a title
insurance company for purposes of insuring title to
said real property free and clear of survey matters
(except those matters disclosed by the survey and indicated
on the plat or map), certain specific and pertinent
information shall be presented for the distinct and
clear understanding between the client (insured), the
title insurance company (insurer), and the surveyor
(the person professionally responsible for the survey).
These requirements are outlined within the ALTA/ACSM
standards, dated 2005, and include a site boundary drawn
to an accurate scale; data to indicate the dimensions
and boundary represented; measurements of distances
from corners or parcels to the nearest right-of-way
lines of streets; evidence of monuments; all easements,
driveways and alleys (in addition to other ways to access
or cross the property) will be shown; the location of
cemetaries and/or burial grounds; ponds, lakes, springs
or rivers coursing through the premises will be shown;
etc. The ALTA survey will be certified by a professional
surveyor.
Optional Survey items may be specified
by the title companies, as summarized within Table A.
These additional items will be specified by the client
and title company, and may include FEMA flood zone designation,
gross land area, contours, vicinty map, etc. The Table
A items are further summarized within the 2005 ALTA
standards.
